A private dock is available for a small boat, or you can use it to launch your kayaks and stand-up paddleboards. A three-season sunroom offers additional living space, and after a long day at the beach you can walk a few blocks to the bay and catch a stunning sunset. In addition to all this home offers, the community is complete with two shared pools and tennis courts. What's nearby: The neighborhood has a nice residential feel to it with the Coastal Highway only a few blocks away. You will be conveniently within walking distance to numerous restaurants, miniature golf courses, and beach shopping. Sun and Surf Cinemas, located on 143rd St, is perfect for a family movie night, or you might hop on the bus and head down to the Ocean City Boardwalk for a fun night of games, rides, and entertainment. Ocean City has adopted a noise control ordinance that makes it unlawful to cause or permit noise levels which exceed those established by the Department of the Environment of the State of Maryland (COMAR 26.02.03.02) or are in violation of Chapter 30, Article V of the Town Code. It shall be a violation of this agreement and grounds for eviction under Maryland law if these noise levels are exceeded as a result of activity on this property. Ocean City has other noise ordinances, which are criminal offenses if violated. This property is located in an R1-zoned area.  Per Ocean City Ordinance, the maximum occupancy in a dwelling in the R-1 single family residential district and the MH mobile home residential district being used as a premises for habitation/rental housing unit, is two persons per bedroom, plus two additional persons, provided that occupancy does not exceed the maximum allowed occupancy under Chapter 10 and the dwelling's or building's allowed occupancy use for its provided fire protection features required under Chapter 34.  The maximum occupancy limit is strictly enforced.
